Located south of Rye, Colorado, this well-maintained property combines functional livestock infrastructure with comfortable rural living. The ranch features a 1,575-square-foot Tierra passive solar concrete home with 2 bedrooms and 2 bathrooms. Designed for energy efficiency, the home includes concrete floors, a propane fireplace, large windows that capture abundant southern Colorado sunshine, and a covered breezeway connecting to a detached 24' x 24' two-car garage. Ranch improvements include a 36' x 30' metal barn with an insulated ceiling, skylights, and two attached livestock runs, a 50' x 32' two-bay shop, and a 50' x 40' hay shed for feed and equipment storage. Livestock facilities feature pipe and panel working corrals equipped with a sweep tub, manual squeeze chute, calf table, stock tanks, and a pen with a feed bunk. Two wells provide water throughout the ranch and support a centrally located stock tank accessible from multiple grazing areas. The property is fenced and cross-fenced into four primary pastures and a smaller turnout, creating an ideal setup for rotational grazing. A secondary corral with a loafing shed and windbreaks adds flexibility for livestock management. Bozell Ranch is a productive and attractive southern Colorado ranch ready to work from day one.
